Research indicates growth in style of living 1 March 2003

Recent figures from property analysts DTZ, reveal that the size of an average detached house in the Home Counties has increased from 1,400 sq. ft. in 1991 to 1,750 sq.ft. today, which is an increase of 25%. Another property trend reflected in figures from the Land Registry indicates that the amount of large detached homes sold in England and Wales has increased by 6% in the last five years. These figures show a strong American influence on the way in which people choose to live nowadays with homes getting bigger. Countryside Properties has taken this into account in the design of Kingswood Chase, a development of five and six bedroom detached family homes in Ascot.

With 3,725 – 6,215 sq. ft of living space in each, the ten magnificent properties at Kingswood Chase all capitalise on the trend for more spacious homes with open plan spaces, high ceilings and large rooms. The American influence also makes its mark with internal features such as dressing rooms in the master bedrooms, a landscaped garden service and technology such as 'OnQ' home cabling, for video and telecom use throughout the home, and video links to the development's entrance gates. The kitchens are fitted to a very high specification with features such as 'Amana' American-style fridge/freezers and 'Miele' expresso machines, and bathrooms can be fitted to include massage jets and radios.

Chris Crook, Managing Director of Countryside Properties, explains, "There is growing demand for a more American style of living as the size of properties in Britain increases. We analysed the size and layout of houses in California in the US, where over 17 million homes have eight rooms or more, and applied some of these principles at Kingswood Chase. The homes here allow members of a family to have their own space, rooms can be designated for leisure facilities such as a home gym or games room, and there are even suites in some of the houses that can be used by a live-in au pair."

Kingswood Chase is set in an exclusive pocket of Ascot close to Royal Ascot racecourse and is surrounded by mature woodland trees. The houses are designed in an elegant Queen Anne architectural style and each comes with a double or triple garage and gardens to the front and rear.

The area has an excellent reputation for primary, secondary and international schools in both the private and state sectors. Next to the development is Papalwick School, a private junior school that is linked to Eton in nearby Windsor. There are also two American International schools in the area, Tasis School in Thorpe and the American Community School in Egham.

Rich in culture, Royal Berkshire has superb facilities for cinema, art, concerts, festivals and theatre, as well as excellent facilities for shopping and for indoor and outdoor sport and leisure pursuits. Ascot lies in the heart of Royal Berkshire's 'Stockbroker Belt', just 20 miles from central London. It has superb road links to the M3, M4 and M25, providing easy access to both Heathrow and Gatwick Airports. Trains run frequently into London Waterloo (journey time approx. 45 minutes).
