Planning submitted for major mixed-use scheme in Birmingham City Centre

An outline planning application has been submitted to Birmingham City Council for City Park Gate, the second phase of the multi-million pound Masshouse regeneration project.

A joint venture between Countryside Properties and Quintain Estates and Development PLC will develop an approximately £200m+ mixed-use scheme designed by MAKE Architects, led by Ken Shuttleworth, a former partner to Sir Norman Foster. The development is in close proximity to the Selfridges building and the new Bull Ring. 

The proposals for City Park Gate comprise around 800 apartments, of which 25% will be affordable homes, 210,000 sq ft of office space, a 150 bed hotel and up to 100,000 sq. ft. of retail space, including a food store of up to 60,000 sq ft. 

The 4.68 acre development would also include the refurbishments of the Grade II Listed Fox and Grapes public house, and the locally listed Island House as well as the provision of a high quality public realm.

Ian Kelley, Subsidiary Managing Director of Countryside Properties, says: "The planning of City Park Gate has been a long and comprehensive process and we are pleased to have now submitted an application to the Council.  We truly believe that this will be an asset to Birmingham and a distinctive and sensitive extension to the city." 

 

Nick Shattock, Deputy Chief Executive of Quintain says: "City Park Gate is a development of enormous significance for the future of Birmingham - lying in a pivotal position between the City Centre and Millennium Point, it is quite literally the gateway to Eastside. City Park Gate will open up the Library site to the centre of Birmingham and, with the adjoining Moor Street station, it will be attractive to retailers and office occupiers. Residents will of course benefit too from the site's location and will have great views, including those of the City Park." 

Eastside is fast developing as the next step in the regeneration of Birmingham's city centre. The projects around Eastside involving the Bull Ring, Martineau Galleries and Masshouse are expected to produce at least as dramatic a transformation as Brindley Place has for the west of the city, and to a tighter timescale.

The creation of a Southern Gateway also provides the vital connection between the bus mall, Moore Street Station and Bull Ring with the Eastside district beyond City Park Gate.  The forming of a new Northern pedestrian gateway will provide a link from the new City Park to the Martineau Galleries. 

The application is likely to be determined by March 2007. Subject to planning permission work is expected to start on-site in summer 2007.
