Countryside Properties’ further ambitions to help revitalise Lower Broughton in Salford are to become a reality, as the developer has been granted outline planning permission for the next phases at its New Broughton development by Salford City Council.
The planning committee reached a unanimous decision to grant permission for the remaining phases two, three and five on 14.9 hectares of the landmark regeneration scheme site.
The planning approval will see the construction of 808 new homes, comprising a range of one, two, three and four bedroom homes, as well as new public open space, landscaping, car parking and other associated facilities. Of these homes, a total of 211 two, three and four bed properties will be available for social rent through Space New Living, part of Great Places Housing Association.
Les Brown, regional project director for Countryside Properties, said: “We are delighted with the positive decision and it is a culmination of lots of hard work with Salford City Council planners and our partners to ensure we are delivering what we have promised to the residents of Lower Broughton. We have demonstrated our ability on phase one to get onto site rapidly and build good quality affordable homes, 186 of which were ready to be occupied in under 11 months. These next phases will again see our commitment to bringing forward both the affordable and private homes at a good pace, in order to cause as little disruption to those residents being re-housed on the development and to meet the demand for open market and affordable housing in the area.”
Construction of phases two, three and five is expected to start on site at the beginning of October 2008 with first completions expected in April 2009. The full completion of the new phases is planned for 2011. Construction is well underway on phase four of the development which will be completed by the end of September 2008 from which work will move swiftly onto phase two.
Said Cllr John Merry, leader of Salford City Council: "I'm delighted that the momentum of development in Lower Broughton can continue. The regeneration scheme is one of the most ambitious in the country and is central to the area's renewed optimism and aspiration. The development may be on a large scale, but all partners are focused on ensuring that the area's strong sense of community remains. Salford is a city undergoing huge transformation and the regeneration of Lower Broughton is at the forefront of that."
