Moving made Easier! 7 February 2003

The Monetary Policy Committee has decided to keep UK interest rates at 4% for the 14th consecutive month. In addition, Countryside Properties Plc. is offering attractive buyer incentives, making the decision to move home that much easier.

Countryside is offering purchasers at 'Queen Charlotte's Place' at Kings Hill Villages in West Malling, Kent, the option to sell their existing home to Countryside on a full value part-exchange basis. In addition to this, Countryside will pay the stamp duty. As each new home at Queen Charlotte's Place will be fitted with carpets and fully turfed gardens, a further saving of up to £5,000 can be made on 'settling in' costs.

Phil Baxter, Managing Director of Countryside Properties' South Thames Division explains, "The decision to hold interest rates at 4% should be an encouraging boost to the property market. Potential purchasers can be assured by the fact that mortgage rates are also likely to remain low and stable for the foreseeable future. We will be offering incentives like these to help purchasers move into their new homes and ease the financial strain of moving house. There may be purchasers who have had their eye on a particular new home for some time and these offers will make the move that much more attainable."

The 74 new homes at Queen Charlotte's Place have been designed in traditional Georgian style, with elegant features such as porticoes, railings, balconies and sash windows.

Kings Hill Village is set in a 650-acre landscaped environment which incorporates hundreds of acres of undulating terrain extending across large areas of protected heath, parkland and mature woods.  A 6,600 yard, par 72 golf course adjoins a full-length driving range with a short game practice area, putting green and a pavilion-style clubhouse, which currently provides meeting rooms, a bar and a restaurant.

The residential areas of Kings Hill Villages includes 1,850 homes, open spaces and play areas, with footpaths, bridleways and cycle-way networks linking the residential areas to a new commercial community. Amenities include a large supermarket, nurseries, The Kings Hill Institute (part of The University of Greenwich), Kings Hill Nursery and Kings Hill primary school.  On completion, Kings Hill Villages will also include a public house, a hotel, community hall and a medical centre.

Located on the site of a former airfield which was used during the Battle of Britain, Kings Hill Villages lie on the outskirts of the historic town of West Malling, close to the M20 with direct access to the M25. A shuttle bus service operates between Kings Hill and West Malling mainline railway station, which has direct links to London Victoria, Blackfriars and London Bridge (journey times vary from approx. 40 to 60 minutes).

Countryside's new homes are currently available at Queen Charlotte's Place with prices ranging from £289,950 to £425,000.
