First letting at One Didsbury Point, Manchester

Offices at One Didsbury Point 3 November 2009

Countryside Properties and Liberty Property Trust have signed up Thermal Transfer as the first tenant at One Didsbury Point in South Manchester.  Relocating from Glossop in Derbyshire, the specialist design and build contractor has taken the top floor, measuring 1,313 sq m (14,130 sq ft) on a 10 year lease. The 4 storey office building provides 55,130 sq ft overall and is set in a highly landscaped environment fronting the A5103 Princess Road.

The letting follows on from a series of marketing initiatives, including the appointment of Knight Frank and P3 Property Consultants at the start of the year, a marketing re-brand, and the opening of a new manned marketing suite. 

On the deal, Andrew Carrington, Director at Countryside Properties, commented: “As developers, we realise that flexibility is key to securing deals. Having not received the initial interest from a single occupier we made a strategic change in our approach to face the market head on and offer splits of the building to meet their requirements. Signing our first deal at the scheme demonstrates that we are now meeting occupier demand and is an encouraging sign for the wider South Manchester market”.

James Lord, Company Director at Thermal Transfer added: “We sought a high quality, modern building which would give us a greater profile in the North West, which would also offer excellent accessibility and yet be good value for money. Didsbury Point ticked all those boxes and worked for us as an organisation and we look forward to taking occupation in November”.

Daniel Bourmad, partner at Knight Frank, joint agents for the scheme with P3 Property Consultants, concluded: “It is fantastic to secure this deal to Thermal Transfer. Thanks to the design of Didsbury Point, the build lends itself well to be offered on a flexible basis. What has been consistent throughout is the fantastic potential the development offers as a strategic international business location for the North West.   This deal represents a firm uplift in a recovering marketplace, and will hopefully give more confidence to the occupational market.  There is also serious interest being shown in the remainder of the building which is very encouraging.”
