Environmentally Friendly Homes for 21st Century Living

Countryside Maritime has just launched 'Northshore', its latest development on St Mary's Island, Chatham Maritime in North Kent. The imaginative timber framed homes have been constructed using materials that are either recycled, recyclable, or from sustainable sources, in a design that reflects the spirit of traditional Kent fishing villages. The striking two, three, four and five bedroom houses are being built as a joint venture project between Countryside Properties and the South East England Development Agency (SEEDA).

Created with 21st century living in mind, the new homes at Northshore will incorporate features such as natural cedar wood cladding, as well as extensive modern glazing. Traditional cladding offers a further practical benefit of keeping the homes warmer in winter, and therefore, more energy-efficient. In addition, to allow the maximum amount of natural light into the homes, floor to ceiling windows offer purchasers spectacular views across the River Medway. Varied height rooflines and staggered frontages of the homes, which are being built in a number of individual designs, create an attractive and interesting street scene, depicting a village that has evolved over a period of time.

Christopher Broster, Project Director of Countryside Maritime, comments, "Although the houses at Northshore have a modern architectural design, features such as the cedar wood cladding have been incorporated to reflect the traditional fishing villages in the county. Together with the surrounding landscaping these unique homes will serve to enhance the existing environment. In addition to being aesthetically pleasing, we are designing each of the new houses at Northshore to achieve the highly coveted 'Building Research Establishment's EcoHomes' environmental award, which we have already received for our recent houses on the island."

The open-plan interiors of the homes offer purchasers highly flexible living spaces, while many also incorporate loft spaces above their garages, which provide an ideal opportunity for residents to convert them into a home/office, playroom or guest suite.

These 'sustainable homes' at Britain's only planned new island community, are undoubtedly homes of the future. On completion, the 150-acre development will offer amenities including a newly opened school, a doctor's surgery and a village hall (opening 2004), as well as expansive public open spaces and a riverside walk. Approximately 20% of St Mary's Island is dedicated to open space, including a large belt of parkland with maturing woodland, which will be conserved for wildlife.

Countryside Maritime is also creating two further developments on St Mary's Island. The first selection of 82 contemporary two, three, four and five bedroom homes at 'Ventura' were recently launched, while 91 waterside two and three bedroom apartments and duplexes are being created at 'The Fishing Village'.

The houses at Northshore have been designed with excellent communication links to encourage residents to leave their cars at home, including a comprehensive network of footpaths and cycleways throughout the development. The nearby train station provides a regular train service to London Victoria (journey time approximately 45 minutes), and also links to the Channel Tunnel International Station.
