Countryside Properties has today been granted planning permission for the first phase of its ground breaking development at Lower Broughton, Salford. The occasion is a giant step forward for one of the largest regeneration projects in the UK. Work on the area is due to start later this month.
Developed in conjunction with the local community, Salford City Council and Contour Housing Group, phase one includes 432 one, two, three and four bedroom homes comprising a mix of private for sale and affordable residential accommodation alongside retail and commercial opportunities. Countryside Properties will be improving the quality of life in the area through a number of measures including new managed green open space, new road and infrastructure and extensive landscaping.
The first phase of the development is being brought forward with the help of Housing Market Renewal funding via the Manchester Salford Pathfinder and through the Housing Corporation's Affordable Housing programme.
Les Brown, Regional Project Director for Lower Broughton at Countryside Properties, comments: "We are absolutely delighted to have received planning approval for the first phase of the development and look forward to completing the first of the new family houses by Summer 2007. The planning application has taken into account over two years worth of public consultation in Lower Broughton, as well as feedback from Salford City Council and Contour Housing. The phase one development is just the first step in the long term regeneration of the area, which in addition to new housing will provide a range of community facilities alongside opportunities for local and new businesses.

Today's decision is an important step - now we want to see work progress promptly and effectively, bringing real change for residents in this area and those who choose to move here."

Countryside Properties has formed a partnership with Salford City Council to transform the area by redeveloping 75 hectares of Lower Broughton, and deliver over 3,500 mixed-tenure homes and a full range of community facilities and services over the next six to eight years.
Lower Broughton is a major intervention area within the Manchester Salford Housing Market Renewal Pathfinder (MSP) area. The regeneration of Lower Broughton is receiving support from the Housing Market Renewal Fund through MSP.
MSP received £115 million for 2003-06 and a further award of £106million for 2006-08 from Government to restructure the housing market in parts of North Manchester, East Manchester, South Manchester and Central Salford. MSP's long-term vision is to re- create neighbourhoods of choice in these areas - which offer a greater range of housing choice for residents , increased levels of home ownership and higher property values, and are also characterised by good schools, community facilities, health centres, shops and leisure amenities.
