12 January 2007

Countryside Properties PLC has obtained planning consent for its new Urban Hive development in Clapton, Hackney, providing much needed employment and community space only 3 miles from the 2012 Olympic Stadium.

Urban Hive Hackney will comprise 8 units providing 2136 sq m of B1, B2, B8 floorspace along with a prominent mixed-use building providing 1560 sq m of B1 accommodation and 300 sqm of A1 retail space.  In addition the scheme will provide community floor space in the form of a new Doctor's Surgery overlooking an attractive landscaped Public Square.

City and Hackney Primary Care Trust have been involved with the scheme from the outset and plan to accommodate two Doctor's Surgeries within the stand-alone community building.

The mixed-use building will provide community retail for the surrounding residents and businesses along with B1 office/studio space which will be available on both a freehold and leasehold basis in a range of sizes and configurations from 100 sq m to 1560 sq m.  The 8 industrial units will provide high specification flexible work/storage space from 185 sq m to 1298 sq m less than 5 miles from the City and are targeted at the freehold market.

Mark Chatham, Countryside Properties' Commercial Director commented, "We have already received a number of enquiries for the Business Units, and are in close contact with the LDA regarding the relocation of local businesses and companies being displaced from the Olympic regeneration zone.  Whilst most Olympic relocation opportunities are some distance from the Olympic site Urban Hive Hackney will provide much needed new employment space within the Borough and only a short distance from the Olympic complex.  This also makes it a first class location for companies supplying services to the Olympics".

Countryside Properties is aiming to commence construction in January 2007 with the first units available for occupation in July 2007.

Glenny (Tel: 020 8591 6671) and Sbh Page & Read (Tel: 020 7474 9898) are advising Countryside and have been retained as letting agents on the scheme.
