Countryside Properties has been selected as the preferred development partner for the £450 million regeneration of the Grahame Park estate in the London Borough of Barnet.
Following a three stage tender process, Choices for Grahame Park (CfGP), a partnership between Genesis Housing Group and Notting Hill Housing Group, in conjunction with Barnet Council and estate residents, selected Countryside Properties to deliver the estate renewal scheme.
Countryside Properties will begin work later this year, building 2,977 new homes for both sale and rent, ranging from one bedroom apartments to four bedroom houses.
35% of the homes will be affordable housing and 65% for private sale which will generate cross-subsidy and significantly change the tenure mix. The current estate has a mix in the region of 80% council-owned properties and 20% privately owned homes.

The project which is expected to take around 15 years to complete will also create new community facilities including a library, health centre, nursery and community centre. Over 35 acres of open space will also be enhanced or created, comprising local parks, designated wildlife areas, space for ball games and play areas. The number of private gardens will also double through the regeneration.

Current features of Grahame Park, such as the outdated concourse, subways and dark alleyways, will be eliminated in the new design with the creation of large tree-lined boulevards and more traditional street patterns.
The masterplan for Grahame Park was approved in September 2004. CfGP has consulted extensively on the regeneration scheme through community days, residents' design groups and interactive community workshops, in order to ensure the regeneration plans meet the needs and desires of the local community. 79% of households on the estate voted in favour of the scheme.
