Countryside Properties has submitted the first detailed planning application for new homes in the Cambridge Southern Fringe to Cambridge City Council. Glebe Farm will feature 286 new mixed-tenure homes in a prominent location at the southern gateway to Cambridge.
The architecture of the new homes responds appropriately to its gateway location whilst offering predominantly family houses. Homes will range from one to four bedrooms, with a significant percentage of affordable properties. A key part of the site will feature 2 storey family homes. The new homes have been designed to achieve ‘Lifetime Homes’ standards and will be highly sustainable as they will meet levels 3 and 4 of the Code for Sustainable Homes.
Glebe Farm has been designed to respect the existing character of the site and to successfully integrate with surrounding communities. There will be extensive open space and new landscaping that will promote an enhanced, interconnected environment. There will be new allotments and a contribution will also be made to public art. Glebe Farm will benefit from the Cambridge Guided Bus, the Addenbrooke’s Access Road and the extensive community facilities that will be available at Clay Farm and other nearby Southern Fringe schemes.
Countryside Properties’ detailed planning application follows extensive consultation with local residents and Cambridge City Council.
Chris Crook, Subsidiary Managing Director, Countryside Properties commented, “Cambridge has a significant shortage of family and affordable housing which will become more acute with the growth of employment provision in the City. Glebe Farm has been designed to meet this need for high quality, sustainable new homes and we’re pleased it is the first scheme in the Southern Fringe to come forward for delivery.”
He added, “We expect the decision of the Secretary of State regarding the planning inquiry at Clay and Glebe Farm will be known early in the New Year. We have agreed with the City Council that we want to be ready for that decision as the key issue is delivery of the new homes.”
Subject to the planning inquiry decision, work will start on site in mid 2010 with the first new homes being available for Christmas 2010. Countryside Properties is expecting to make further detailed planning applications in 2010 for new homes in the Southern Fringe.

Code for Sustainable Homes
The Government's Code for Sustainable Homes (the Code) provides a comprehensive measure of the sustainability of individual new homes and developments. The Code ensures that new homes deliver measurable improvements in key areas such as carbon dioxide emissions and water use. Each development is rated from Code Level 1 through to zero carbon at Code Level 6.
The Code covers nine categories including: energy and CO2 emissions; water; materials; surface water run-off; waste; pollution; health and well being; management and ecology. The Code ensures that new homes are designed and built in advance of current building regulations. It helps to reduce carbon dioxide emissions, which in turn safeguards the environment.
