650 home scheme in M11/Stansted corridor receives planning permission

14 July 2005

Countryside Properties has received planning permission for a 90 acre 650 home mixed-use scheme in Takeley, Essex, near Stansted Airport and the M11.  A detailed planning application has subsequently been submitted to Uttlesford District Council for the first phase.

The receipt of planning permission follows 13 years of activity by the developer, from securing site allocation in the local plan, assembling land, contract management, community consultation and working alongside both Uttlesford District Council and Essex County Council.

Initially allocated in the adopted 1995 Uttlesford Local Plan, Countryside Properties has remained committed to the scheme despite significant change in the planning system during this period and regional demands.

Planning consent was granted by Uttlesford District Council in June 2005 for the proposal to create a new community known as ‘Prior’s Green’ which comprises 650 new homes and a range of community facilities.  These include the enabling of an improved bus service through Takeley between Great Dunmow and Bishop’s Stortford, a new neighbourhood centre including local retail shopping provision, a community hall, a site for a new primary school and 10 acres of open space, including woodland.

Robin Hoyles, Managing Director for Countryside Properties commented: “Securing planning permission has not been without its challenges as we have had to meet the demands of changing planning policy on both a national and regional level.  However, constant dialogue with both the District and County Councils has ensured a successful planning permission and we look forward to delivering a new community which will offer its residents an enjoyable quality of life.”

The homes will include a mix of one to four bedroom houses and apartments with 25% of the homes being affordable, which will be made available through housing associations for shared ownership or rental and integrated in small clusters with the housing for private ownership.

Subject to approval of the detailed application for the first phase of ninety homes which will include two, three and four bedroom houses, it is anticipated that work will begin on site later this year.
