The amount of space that a property provides is one of the biggest priorities for many home buyers, according to a recent survey by the Halifax and New Home Marketing Board. However, the size of newly built homes is being severely restricted by the new government PPG3 guidelines, which are calling for greater density of all new homes that are being built.
As a result, a majority of newly homes will not offer as much living space as some of England's older detached family homes, and housebuilders are having to adapt conventional thinking and demonstrate what can be achieved with innovative design to allow residents more living space and privacy.
A few exceptions to this rule remain, and Countryside Properties is marketing one of its last large family houses, which provides an exceptional amount of living space, at 'Rossetti Gardens' in the highly sought after area of Royal Tunbridge Wells in Kent.
Phil Baxter, Managing Director of Countryside Properties' South Thames division comments, "This imposing Arts and Crafts style house has been superbly designed, with asymmetrical features and floor layouts which maximise living space. This is the kind of character home that any family would desire, but the new PPG3 regulations has brought an end to the freedom which we have previously had to create and build homes such as these. This is one of the last large new houses we have left for sale, for which we were granted planning permission prior to the change in legislation."
The interior of the house offers an abundance of space with a drawing room, dining room and study leading off the entrance hall. The home benefits from a formal staircase in the inner hallway, with a further staircase which leads from the study up to a spacious galleried room over the garage, which would be ideal as an office or a games room or a gym.
The kitchen/family room has an open plan layout with doors leading out into the rear garden making it well suited for entertaining. The fully fitted kitchen has been finished to a very high specification, with integrated appliances including a range cooker, an American style fridge/freezers and a dishwasher.
The grand staircase leads up to the galleried landing on the first floor where the master bedroom and two further bedrooms, each with their own en-suite, have been created in generous proportions. The master bedroom also has a separate dressing area. A further two bedrooms are located on the second floor with a family bathroom.
Rossetti Gardens is situated in the sought after neighbourhood of Warwick Park, just under a mile from the town centre of Royal Tunbridge Wells, an elegant spa town that first came into providence in the eighteenth century as a place where aristocracy would escape London life. The area is particularly renowned for its educational facilities, including a wide choice of primary and secondary level schools.
Royal Tunbridge Wells offers excellent road and rail links, with the nearby M25, M20 and M26 motorways all providing fast and efficient links to other parts of the South East. A regular service also runs from Tunbridge Wells railway station to London Charing Cross, which takes approximately 50 minutes.
The last remaining home at Rossetti Gardens is available to purchase priced at £850,000. To help facilitate the move, Countryside is offering a mortgage subsidy for up to 12 months, following financial completion. For sales enquiries telephone
