New Hendon Village, Colindale, London


Countryside Properties is providing a unique package of services on the regeneration of the former Grahame Park Estate in Colindale.

New Hendon VillageThe regeneration programme is being led by Choices for Grahame Park, a subsidiary of the Genesis Housing Group, working in conjunction with the London Borough of Barnet.

3,000 new homes are being provided in an 18 year programme.  One third of the homes will be for affordable rent and shared ownership: the balance are being developed for outright sale to generate cross-subsidy for the affordable homes.  Around 1,000 existing homes are being retained and refurbished.  New shops, community facilities and parks will also be created as part of the masterplan for New Hendon Village.

Countryside Properties is providing a ‘one stop’ development service in which we are not only constructing the new homes, but also providing development management and sales and marketing consultancy services for Choices for Grahame Park.  This enables the Group to share its expertise in the development of housing for sale and market and sell the new homes under the prestigious Countryside Properties brand.

Grahame Park, Barnet
We have completed the first phase of new homes and work is well underway on the second phase, comprising 319 new homes designed by Pollard Thomas Edwards Architects.  The homes are being built in graceful crescents around the parkland and ponds on
the west side of the open space at Grahame Park. 
 
The open space is being upgraded to form a large green hub of ecological biodiversity  and  amenity  where  residents  and  the  wider  community  can  play  and  relax.  The ponds are being remodelled to include features such as water-edge decks and bridges.  Drainage will be sustainable and there will be wetland planting to decrease the possibility of flooding.

A new community facility known as the Green Top Centre has been completed
