3Countryside Properties, in partnership with Salford City Council and other stakeholders, is comprehensively regenerating Lower Broughton to create an inclusive, vibrant and attractive place to live. The project aims to greatly improve the quality of life for existing and new residents.

New Broughton

Transforming an area of 74 hectares over the next 12-15 years, a sustainable new community will be created at New Broughton featuring more than 3,000 mixed-tenure homes and a full range of community facilities and services including shops, leisure, employment, education and training.

The aim is to regenerate more than just the area's housing, but to meet the wider needs of the local community through broad investment. As such there will be a new school, improved transport systems, new job creation and opportunity for new and existing local businesses. High quality landscaping and open space provision will be fundamental to the success of the area. 

Despite past investment and regeneration attempts in and around the area, the population in Lower Broughton had declined from around 12,000 to 1,800 people over the last 20 years.  In recent years Lower Broughton, which is in the Manchester Salford Pathfinder Area one mile from Manchester city centre, has suffered from high unemployment, anti-social behaviour and crime.  New Broughton has therefore been designed to address the underlying social and economic problems in the area by creating a place where people will be proud to live, work and socialise.

The partners have worked extensively with existing residents and other stakeholders in evolving our plans and this dialogue will continue as the project proceeds. A wide range of measures that promote social inclusion through an appropriate mix of housing sizes and tenures will be included.

New Broughton is a unique partnership between Countryside Properties, Salford City Council and Contour Housing, in conjunction with local residents.  Here, strong partnership working rather than a formal procurement process has enabled the partners to move from signing a development agreement in April 2005 to delivering a detailed planning consent in October 2006 - only 18 months later. 

Good progress has been made since we started on site in November 2006. In the first phase 186 new homes have been built and completed and all are tenure blind.  The first residents moved into New Broughton in Summer 2007.  As at February 2008 a further 152 homes were under construction and the next phase of 285 new homes is about to start.  Many of the homes to be built in forthcoming phases will achieve Level 3 of the Code for Sustainable Homes and Lifetime Homes standards.

An on-site Information Centre is home to the Resident Liaison Officer and colleagues. The staff will be on hand to provide information and answer questions about the general regeneration process.  For further information visit www.newbroughton.com
